What should I check before buying a mountain home?
- The well. Get the well permit number from the Colorado Division of Water Resources, a flow test and a water quality test.
- The septic. Order a septic inspection and pump-out. Ask the county health department whether the system needs a use permit at sale.
- Wildfire. Get an insurance quote in the first week. Ask for the mitigation work already done around the house.
- Winter access. Find out who plows the road: the county, an HOA or you. Drive it once after a snow.
- Radon. Colorado has high radon levels. Test it and price a mitigation system.
- Internet. Confirm fiber, cable or fixed wireless service at the address before you rely on it for work.
Where can I buy a ski home?
- Vail and Beaver Creek. Eagle County. Single-family homes averaged about $3 million in 2025 (Vail Daily).
- Breckenridge and Keystone. Summit County. Single-family homes averaged $2.39 million in Q4 2025 (Land Title data).
- Aspen and Snowmass. Pitkin County. The 2025 single-family median was $13.2 million (Aspen Board of Realtors).
- Ski-in, ski-out. The home touches a ski run. Walk-to-lift and slopeside homes sit near the lifts but need a short walk or shuttle.
What about a weekend cabin?
- Within 90 minutes. Conifer, Bailey, Idaho Springs and Georgetown.
- Access. Check for four-wheel drive roads and seasonal closures on the county road map.
- Financing. A second home needs a larger down payment than a primary home. Ask your lender for the exact number.
- Rental income. Do not count on rental income until the county confirms the home qualifies for a license.

What does wildfire insurance cost on a mountain home?
It depends on the home's fire risk score, defensible space and distance to a fire station. Get an insurance quote before your inspection deadline. If private insurers decline the home, the Colorado FAIR Plan covers up to $750,000.
Can I rent my mountain home short-term?
Only with the county or town license. Breckenridge caps licenses by zone, and a license does not transfer when the home sells. Read the current rules on the Summit County short-term rental page before you write an offer.
When do I need a jumbo loan for a mountain home?
