What do I check on the water and the land?
- The well permit. Look it up with the Colorado Division of Water Resources. The permit lists the allowed uses.
- Water rights. Ask the seller for any water decree, ditch shares or augmentation plan.
- Easements. Read the title commitment for access, utility and trail easements.
- The survey. Order an improvement location certificate or a full survey to confirm fences and buildings sit on the land you are buying.
What about a working ranch?
- Agricultural use. Grazing leases and hay production keep agricultural tax status in place.
- Water first. Irrigation water decides what the land produces. Price the water rights with the land.

- Mineral rights. Ask the title company whether mineral rights were severed from the surface.
