Memorial Day to Labor Day

How long is pool season in Colorado?

Most outdoor pools in Colorado open around Memorial Day and close around Labor Day. A heated pool with a cover runs longer, and an indoor pool runs all year. Ask for the heater type, the equipment's age and a year of gas and electric bills.

Indoor or outdoor?

  • Outdoor, heated. A gas heater or heat pump and an automatic cover stretch the season.
  • Indoor. Swim all year. Ask about the dehumidifier and the room's ventilation.
  • Spa and plunge. A hot tub or a cold plunge works twelve months a year.
  • Community or club pool. No upkeep: club communities such as Harmony Club and The Pinery have pools.

What should the inspection cover?

  • A separate pool inspection. Many home inspections exclude the pool. Hire a pool inspector.
  • The equipment. Pump, filter, heater and automation: age and service records.
  • The shell and deck. Cracks, settling and freeze damage after Colorado winters.
  • The barrier. The fence, gates and alarms the city's code requires.

What does a pool add to ownership?

  • Insurance. Tell your agent; many policies need higher liability coverage with a pool.
  • Opening and closing. Spring opening and fall winterizing by a pool company.
  • Utilities. Heating is the largest line. Ask the seller for a year of bills.
  • HOA rules. Some HOAs restrict pool construction, fences or covers.

Quick answers

Homes with a pool: questions, answered.

How long is the pool season in Colorado?

Most outdoor pools open around Memorial Day and close around Labor Day. A heater and a cover add weeks on both ends; an indoor pool works all year.

Should I get a separate pool inspection?

Yes. Many home inspections exclude the pool. A pool inspector checks the shell, the equipment, the heater and the barrier.

Can I add a pool after I buy?

If the lot, the HOA and the city allow it. Check the setbacks and the HOA's design rules before you count on it.
