Skip the word ranch

How do I find a home with a main-floor primary suite?

Search for the main-floor primary, not the word ranch. More than half the $1 million-plus homes for sale in Colorado have the primary suite on the entry level (1,750 of 3,140 on November 4, 2026), including two-story homes where the upstairs holds the guest rooms.

What counts as main-floor living?

  • The primary suite on the entry level. Bedroom, bath and closet on the floor you walk in on.
  • Laundry on that floor. A main-floor laundry, or a second one off the primary closet.
  • Steps from the garage. Count them. Many ranch homes still have two or three steps into the mudroom.
  • A curbless shower and wide doors. Zero-threshold showers and 36-inch doors make the plan work for decades.

Which home styles have it?

  • Ranch with a walkout. One main level, with guest rooms, a gym or a media room on the walkout level.
  • Reverse ranch. The main floor holds the primary suite and the living space; guest rooms are below.
  • Two-story with a main-floor primary. Guest rooms and a loft upstairs, the primary suite down.
  • Patio home or villa. Single level, and the HOA handles the yard and the snow.

What should I check on the showing?

  • The entry. Steps from the driveway, the front walk and the garage.
  • The primary bath. Shower threshold, grab-bar blocking in the walls and the door width.
  • The kitchen and laundry. Both on the main level, with no steps between them.
  • Room for an elevator later. Stacked closets on each level can become an elevator shaft.

Quick answers

Main-floor primary suite homes: questions, answered.

Is a ranch the same as main-floor living?

No. A ranch is one style. A two-story home or a reverse ranch can have the primary suite on the main floor too, which widens your search.

Can I search only for main-floor primary homes?

Yes. Call or text 303-955-4220 with the cities and price range. We set up a saved search for main-floor primary homes and email new ones the day they list.

Can a primary suite be added to the main floor later?

Sometimes, as an addition or by converting a study and a bath. The lot's setbacks, the HOA and the city decide. Get a builder's bid before you buy on that plan.

Do main-floor primary homes sell for more?

Compare price per square foot in the same neighborhood. Your Smart Pricing Report shows main-floor primary sales next to two-story sales.
