Height or the west side
Where do Denver homes get mountain views?
A mountain view in Denver comes from height or from the west side. Look at high floors facing west, homes on the ridges of the Highlands and Sloan Lake, and the foothills edge in Lakewood and Golden. Unless a recorded easement protects it, a view can change when the lot next door builds.
Where are the views?
- Downtown and Union Station high-rises. West-facing units above the neighboring buildings.
- Cherry Creek North. Upper floors facing west over the shops toward the Front Range.
- The Highlands and Sloan Lake. Higher ground west of downtown, with views across the lake and the city.
- Lakewood, Golden and Applewood. Homes at the foot of the foothills, looking straight at them.
Is the view protected?
- Recorded easements. A view easement or covenant on the title protects a view. Ask the title company.
- Zoning next door. Check the height the neighboring lot can build to.
- Denver's park view planes. Denver limits building heights to protect mountain views from some parks, such as City Park and Cheesman Park. That protects the park's view, not yours.
- Condo floors. In a high-rise, the floor and the direction the unit faces set the view.
What should I check on the showing?
- Go at sunset. See the light and the glare on west-facing glass.
- Window film and shades. West-facing rooms run warm in the afternoon.
- What is under construction. Cranes and permits on the blocks to the west.
- The listing photos. Compare the view photo with the view from each room.
