Most estimates miss here
Why online home values miss on $1 million-plus homes.
An online estimate reads public records: square feet, beds, baths, the lot and the last sale. At the top of the market, the things that set the price are not in those records.
- The finish. A kitchen and primary suite remodeled last year and a 2004 original read the same in public records.
- The view and the lot. A mountain view, a usable flat acre or a lot backing to open space can move a price by hundreds of thousands of dollars.
- The extras. A guest house, a barn, a 6-car garage, a wine room or a pool shows up late or not at all.
- Few sales. Only a handful of homes over $1 million sell in most neighborhoods each year, so the computer widens the range.

Before you ask
Questions about luxury home values.
Is the Smart Pricing Report free?
Yes. There is no cost and no obligation to list with us.
Is this an appraisal?
No. This evaluation was prepared by a licensed real estate broker and is not an appraisal. This evaluation cannot be used for the purposes of obtaining financing.
Why not use an online home value estimate?
Online estimates read public records. They cannot see a remodel, the finish level, the view, how usable the lot is or a guest house, and few homes over $1 million sell in any one neighborhood, so the estimate range gets wide. A person who walks the home and reads the recent sales closes that gap.
How long does the report take?
We set the delivery date with you on the first call, after we know the home and the timeline you have in mind.
Do I have to sell soon?
No. Many owners ask a year or more before they sell, to plan a downsize, a move-up or an estate decision. The report shows what the home is worth today and what moves the price.
Which areas do you cover?
The Front Range, from Fort Collins and Boulder through Denver and Douglas County to Colorado Springs, plus the foothills and mountain towns west of Denver.
Will my home be marketed if I ask for a report?
No. The report is private. Nothing is shared or listed unless you decide to sell and sign a listing agreement.
