What changes when you buy a ski home?
- Short-term rental rules. Vail, Breckenridge, Summit County, Grand County and Steamboat each license short-term rentals differently, and several changed their rules after 2022. Some zones cap licenses. Confirm the rules for the exact address.
- HOA and reserves. Resort condo HOAs cover a lot: snow removal, hot tubs, shuttles, insurance. Read the budget, the reserve study and the minutes for planned special assessments.
- Insurance. Ask for an insurance quote early, especially for a single-family home in wildfire country. Some carriers have pulled back in Colorado's mountain counties.
- Winter access. Check whether the road is county-maintained or private, who plows it and whether the driveway needs a heated surface or a plow contract.
- Second-home loans. A second home is financed differently from an investment property. If you plan to rent it, tell the lender up front.
- Showings. Many resort listings sit on local mountain MLS systems. We search them and coordinate showings for you, including virtual walk-throughs when you can't make the drive.

Quick answers
Ski home questions, answered.
How far is Vail from Denver?
About 100 miles on I-70, about two hours without traffic. Ski-season weekends and storms can double that.
How far is Breckenridge from Denver?
About 80 miles, about 1 hour 45 minutes without traffic, via I-70 and Highway 9.
Can I rent out a ski home in Summit County or Vail?
Only with the local short-term rental license, and the rules differ by town and county. Several have capped or zoned licenses since 2022. Check the current rules for the exact address before you count on rental income.
Do I need a jumbo loan for a ski condo?
Not always. The 2026 conforming limit is $1,092,500 in Summit County and $1,249,125 in Eagle County, higher than in Denver. Some resort condo buildings are not approved by every lender, so check the building first.
What should I check on a mountain condo?
The HOA budget and reserve study, any special assessments, rental rules, parking and storage, and whether the building is on your lender's approved list.
