Price, present, show privately
How do you sell a $2 million+ home in Colorado?
Price it from the comps, present it three ways and show it privately. At $2 million and up, buyers have 6.7 months of homes to choose from across the Front Range cities we track (MLS, updated November 6, 2026), so the price and presentation on day one decide the sale.

How do you price a $2 million+ home?
- Comparable sales. Sold homes from the last six months in your neighborhood, adjusted for lot, size and finish.
- Active competition. The homes a buyer tours the same weekend as yours.
- Day one. Price it right at launch. A price cut after launch tells buyers the first price was wrong.
- A written report. You get the Smart Pricing Report before you sign a listing agreement.
What does the marketing plan include?
- Photography and film. Professional photos, twilight exteriors and a walk-through film.
- A property website. One address for the photos, film, floor plan and showing requests.
- Social promotion. Paid placement to buyers in your price range.
- An email feature. Sent to agents at Keller Williams DTC and across the metro.
Can I sell privately?
- Office exclusive. Shown only to buyers working with Keller Williams DTC agents, including The Kenna Group.
- Coming soon. Announced before showings start, to build a list of buyers.
- The tradeoff. Fewer buyers see a private listing. More privacy costs exposure.
- The rules. MLS rules set how long a home stays private once you market it. We walk you through them.
Know your price band
How Colorado luxury homes over $1 million are selling.
Live MLS numbers for single-family homes over $1 million along the Front Range, updated November 6, 2026. Your price band sets how fast homes sell and how much room there is to negotiate.

Price it to be seen
How we price a Colorado luxury home.
Buyers over $1 million search in price bands. A home listed at $2,050,000 misses every buyer who searches up to $2,000,000.
- Start with the closed sales. Recent $1M+ sales near you, adjusted for size, lot, views and condition.
- Study the competition. The homes buyers will tour the same weekend, and how long they have been listed.
- Choose a search band. List where the most qualified buyers are searching, not one step above it.
- Three prices, your call. Our Smart Pricing Report gives three list prices and what each one means for time on market.

Quick answers
Questions sellers ask.
How long does a luxury home take to sell in Denver?
Across the Front Range cities we track, homes at $2 million and up have 6.7 months of supply today, and homes from $1 million to $2 million have 3.4 (MLS, updated November 6, 2026). Price and presentation decide where your home falls in that range.
Can I sell without a public listing?
Yes. We show the home to our buyers and Keller Williams DTC agents first, or we keep it private. MLS rules set how long a home stays private once marketing starts; we explain them before you sign.
What is a Smart Pricing Report?
Our written pricing report: the comparable sales, the adjustments and the list price we recommend, with the marketing plan attached.
How long does a $1 million-plus home take to sell in Colorado?
It depends on the price band and the area. The months of supply on this page show how much competition there is right now: the higher the number, the longer homes sit and the more pricing matters.
Can I sell my luxury home privately?
Yes. See our page on private and off-market sales. A private sale trades exposure for discretion, and the price can be lower without competing offers.
