Three levels, one level
What should I ask about a home elevator?
An elevator turns a three-level home into a one-level home. Before you write an offer, ask what type it is, when it was last serviced and whether the city permitted the installation.
What kind of elevator is it?
- Hydraulic. A piston and a machine room. Smooth, and common in homes built in the last 30 years.
- Cable or traction. No machine room in many newer models; quiet and fast.
- Pneumatic (vacuum). A clear tube that needs no shaft. Smaller cab, easy to add later.
- Elevator-ready. Stacked closets or a framed shaft. The home has room for one but no elevator yet.
What should I ask for?
- The permit. Proof the city or county permitted the installation.
- The service records. Who services it, on what schedule, and when it was last inspected.
- The cab size. Measure it if a wheelchair or a walker needs to fit.
- Power-outage backup. A battery lowering feature and an emergency phone or call button.
Where are the elevator homes?
- Denver. Three- and four-level homes with rooftop decks in Cherry Creek North, the Highlands and Wash Park.
- Boulder and Colorado Springs. Multi-level homes on sloped lots with views, where the garage, the main floor and the lower level each need a stop.
- The foothills. Evergreen and Genesee homes built into the slope, where the garage sits a floor below the kitchen.
- Penthouses and condos. Some Cherry Creek and downtown buildings have a private elevator landing into the unit.
Quick answers
Homes with an elevator: questions, answered.
Can I add an elevator to a home that does not have one?
In many homes, yes. A pneumatic elevator needs no shaft; a hydraulic or cable elevator needs a shaft, which stacked closets can become. Get a bid and check the permit rules before you buy on that plan.
Does an elevator add to the home's value?
It widens the pool of buyers for a multi-level home. Ask for a Smart Pricing Report that compares sales with and without one in the neighborhood.
Is the elevator included in the sale?
A built-in elevator is a fixture and normally stays with the home. Name it in the contract's inclusions so there is no question.
