The Front Range has age-restricted 55+ communities from Broomfield to Colorado Springs, including Anthem Ranch, Heritage Todd Creek, Heritage Eagle Bend and Regency at Montaine. Under federal rules, at least 80% of occupied homes in a 55+ community have one resident 55 or older (24 CFR 100.305). Two of them have an 18-hole golf course inside the community.

What makes a community 55+?

  • The community publishes and follows 55+ policies and verifies ages (24 CFR Part 100, Subpart E). It resurveys residents every 2 years.
  • Age-targeted is different. Sunstone Village at Terrain in Castle Rock and Solstice in Littleton market to 55+ but are not age-restricted.
  • Ask the HOA for its age-verification policy in writing.
