Where they are
Which Denver neighborhoods have luxury lofts?
- LoDo and Union Station. The original warehouse district around Wynkoop, Wazee and Blake. Many of the 1990s conversions are here, next to Union Station and the A Line to the airport.
- The Ballpark and Five Points. Converted warehouses and newer mid-rise lofts east of Coors Field.
- RiNo. The River North Art District along Brighton Boulevard and Larimer Street, with newer loft-style buildings among the old industrial ones.
- Lower Highland. Loft-style condos across the pedestrian bridges from downtown, with skyline views.
- Golden Triangle and Uptown. Loft conversions and mid-rises near the museums and Civic Center Park.
- Cherry Creek North. Fewer true lofts, more boutique buildings; this is where most Denver penthouses sell.

Before you buy
What should I check before buying a Denver loft?
- Sound and light. Open plans and warehouse floors carry sound. Visit at night and on a game day if the building is near Coors Field or Ball Arena.
- Bedroom privacy. Many lofts have sleeping areas without full walls or windows. A legal bedroom needs an egress window; ask how the listing counts bedrooms.
- The HOA budget and reserve study. Older conversions face roofs, elevators, masonry and windows. Read the reserve study and ask about special assessments in writing.
- Parking and storage. Deeded spaces transfer with the unit; assigned ones may not. Downtown parking adds real value at resale.
- Heating and cooling. Tall ceilings and big windows cost more to heat and cool. Ask for 12 months of utility bills.
- Rental rules. Denver allows short-term rentals only in your primary residence, and the HOA can be stricter. Lenders also look at how many units are rented.
Financing
How do people pay for a luxury loft?
Above $862,500, the 2026 conforming limit for the Denver metro, a loan is a jumbo loan (see Colorado jumbo loan limits). Condo lenders also approve the building: the HOA budget, reserves, insurance, any lawsuits and the share of rented units. Mike Oswald at Rate checks the building before you offer: (720) 677-5816. You may use any lender. Many loft buyers pay cash; see buying a luxury home with cash.

Is a loft the same as a penthouse?
No. A loft is an open floor plan, often in a converted warehouse with tall ceilings and exposed brick or timber. A penthouse is a top-floor unit. Some lofts are penthouses; most are not.
Can I get a jumbo loan on a Denver loft?
Usually, but condo financing depends on the building as well as you. The lender reviews the HOA budget, reserves, insurance, litigation and how many units are rentals. Ask before you write an offer.
