Private or club

Should I buy a private court or join a club court?

Decide between a private court and a club court first. A private court needs the lot, the HOA's approval and a plan for lights and noise; a club court comes with membership dues and a reservation system.

How much room does a court need?

  • Pickleball. The playing area is 20 by 44 feet; plan on about 30 by 60 feet with run-off.
  • Tennis. The doubles court is 36 by 78 feet; plan on about 60 by 120 feet with run-off.
  • One tennis court, four pickleball courts. A full tennis court's footprint fits four pickleball courts.
  • Sport court. A smaller multi-sport pad for pickleball, basketball and a rebound wall.

What should I check before I buy?

  • The HOA rules. Fencing height, lighting hours and whether courts are allowed at all.
  • The surface. Age of the acrylic surface and any cracks in the slab underneath.
  • Lights. The permit and the hours; neighbors notice lights first.
  • Drainage. Where the water goes after a storm and in the spring melt.

Where are the club and community courts?

  • Club communities. Harmony Club in Timnath and The Pinery Country Club in Parker have tennis and pickleball.
  • 55+ communities. Many build courts inside the community. See our 55+ communities page.
  • Country clubs. Private clubs sell sports and social memberships that include courts.
  • Public courts. Fort Collins and Parker have the most public court locations on the Front Range.

Can I build a pickleball court in my backyard?

If the lot fits about 30 by 60 feet and the HOA and the city allow it. Ask for the HOA's design rules before you write an offer.

Do pickleball courts bother the neighbors?

The sound of the paddle carries. Many HOAs set hours, and some require sound fencing. Read the rules first.

Which listings have their own court?

Listing descriptions say private court, sport court or tennis court. Call or text 303-955-4220 and we send the list for your cities.

Is a court included in the sale?

A built court, its fencing and fixed lights stay with the home. Portable nets and equipment are personal property; name them in the contract if you want them.
