Patience pays, sometimes

Luxury short sales in Denver: buying a $1 million home for less than the loan.

How a buyer gets a high-end Denver short sale approved: the two-step offer, the lender's valuation, second loans and HOA liens, and how long to wait before you walk.

The short version

How do you buy a luxury short sale in Denver?

You make an offer the seller accepts, then the seller's lender decides whether to take less than it is owed. The lender orders its own valuation and can approve, counter or say no, and a second loan or HELOC adds a second yes. On November 7, 2026, no Colorado listing at $1 million or more was marked as a short sale, and five were listed between $750,000 and $1 million. They are rare, so the alert matters.

Risks

What can go wrong in a luxury short sale?

  • Time. The lender can take months. Rates and your plans can change while you wait.
  • Second loans and HOA liens. Every lien holder must release. A HELOC lender or an HOA can slow or block the sale.
  • A foreclosure date. If the Public Trustee sale date arrives first, the short sale can die. Ask the date before you offer.
  • A higher counter. The lender's valuation may come in above your price. Decide your top number before the counter arrives.
  • As-is condition. Owners in hardship often defer maintenance. Inspect fully.

Get there first

How do I hear about the next Denver luxury short sale before it is gone?

  • Set a keyword alert. We set a saved search on the words that matter (foreclosure, bank-owned, REO, short sale, auction, as-is) at your price and area, so new listings reach you the day they post.
  • Watch the Public Trustee lists. Every county posts its upcoming foreclosure sales. We read them for $1 million-plus addresses in the areas you want.
  • Use the network. Some owners in trouble sell quietly before a sale date. The Kenna Group's agents hear about some of those homes before they reach the market.
  • Be ready to move. Proof of funds or a jumbo pre-approval in hand, so you can act the day one appears.

Quick answers

Denver luxury short sales: questions, answered.

What is a luxury short sale?

A sale where the price is less than what the owner owes, so the lender must approve the sale and accept less than the full payoff. At $1 million and up it often involves a jumbo first loan and a second loan or HELOC.

How long does a short sale take to close?

Plan on weeks to months for the lender's answer after the seller accepts your offer. Each lender orders its own valuation and can counter. Two lenders take longer than one.

Can I inspect a short sale?

Yes. You can inspect, and the seller usually still lives there. The home is sold as-is; the lender rarely pays for repairs.

Are there luxury short sales in Denver right now?

Very few. On November 7, 2026, no Colorado listing at $1 million or more was marked as a short sale, and five were listed between $750,000 and $1 million.

Can I keep looking while I wait for the lender?

Yes, if your contract allows it. Many buyers keep looking and decide later whether to wait. Ask your agent how the contract handles the lender's approval deadline.
