What are the options for the house?
- Sell and split. List the home, pay off the loan, divide the proceeds by the agreement or the court order.
- Buyout. One spouse keeps the home and refinances to take the other off the loan.
- Keep it jointly for now. Both stay on the loan until a set date, then sell. Put the date in writing.
- Court-ordered sale. The court sets the terms. We follow the order to the letter.
How is a luxury home valued in a divorce?
- Comparable sales. Sold homes from the last six months, adjusted for lot, size and finish.
- One report for both. The same report goes to both spouses and both attorneys.
- Appraisal when needed. Attorneys order a formal appraisal for court. The report prepares both sides for it.
- Costs of sale. Commission, title, taxes and repairs come off the top.
